The lot is affordable. Is the finished home? 8 questions before you buy land

A vacant lot can make the dream feel achievable: secure the land now and build when you are ready. Before committing, test the full plan. The useful comparison is the cost and time required to reach a home you can occupy, not the lot price against the asking price of a finished house.

Build a feasibility file with the help of your attorney, surveyor, designer, contractor and lender as appropriate. Use written answers tied to the actual parcel. A neighbour's successful project is helpful context, but it does not confirm what is possible or affordable on your land.

Eight questions that reveal the bigger budget

  1. What can I build here? Ask the appropriate professionals to verify the intended use, restrictions, setbacks and approvals. Describe future plans such as a rental unit now, rather than after you own the lot.
  2. Where are the boundaries and legal access? Have the parcel and route checked. A track you can drive along is not, by itself, proof of the rights your project needs.
  3. What site work is required? Request an assessment of clearing, levels, drainage and foundation considerations. Do not price every lot as if it were already ready for construction.
  4. How will services reach the house? Ask for property-specific information about electricity, water, wastewater and communications, including connection work and who pays for it.
  5. What is excluded from the building quote? Compare the same specification across contractors. Check finishes, appliances, external works, professional fees and transport rather than comparing only a headline rate.
  6. How will construction be funded? Ask the lender about its process, release stages and evidence required. Land finance and construction finance should be confirmed separately.
  7. Where will I live during the build? Add the cost of rent or existing housing, storage and additional travel. Test a delay scenario before settling on the budget.
  8. What reserve protects the plan? Agree a contingency suited to the design and risks with your professionals. Keep it separate from optional upgrades.

Turn assumptions into milestones

List the decisions needed before buying, before starting work and before moving in. Give each decision an owner and a deadline. Your first goal is to discover whether a major constraint changes the price you are willing to pay for the land.

Ask your lender which completion evidence it needs for funding. Scotiabank's published checklist includes completion-related documents where applicable; your lender should explain its requirements for your project. Do not equate a contractor's expected finish date with permission to occupy or final bank sign-off.

Is a cheap lot automatically a good investment?

No. Compare total usable-project cost, permitted plans and realistic timing. A lower purchase price can be offset by work or restrictions that do not appear in a listing photograph.

Can I buy now and decide the design later?

You can investigate that approach, but confirm that your likely home and financing plan are feasible first. Waiting to choose finishes is different from waiting to discover whether the project can work.
