Hurricane cover: 7 questions to ask before buying the house

The home looks right and the mortgage payment seems manageable. Before deciding it fits your budget, get a property-specific insurance quote and read it with the insurer or broker. The annual premium is only one part of the decision.

Bahamas First's published FAQs distinguish policies with and without catastrophe cover. Its household product information identifies hurricane and flood among listed perils, but that marketing summary does not settle the terms of your individual policy. Ask for the schedule, wording and endorsements that apply to the home you intend to buy.

Seven questions that deserve clear answers

  1. Which events are covered? Ask the adviser to explain wind, hurricane, flood and other relevant causes of damage separately. Do not assume a familiar product name means every weather-related loss is insured.
  2. What deductible would I pay? Ask for a dollar example using your proposed sums insured. Establish whether different events have different deductibles and what amount any percentage is applied to.
  3. What rebuilding figure is being used? Ask how the building's insured value should be established and updated. Do not automatically substitute the mortgage balance or purchase price.
  4. What conditions must I meet? Describe the property's condition and intended occupancy accurately. Ask about any inspection, repairs, security measures or notification obligations before cover begins.
  5. What happens if the home cannot be occupied? Ask whether temporary accommodation is covered, with what limits, time period and conditions. Build a separate plan for costs outside the cover.
  6. What belongs in a separate policy or extension? Discuss contents, valuable items, work from home and any planned rental use. Tell the adviser about the real activities at the property.
  7. When does protection begin? Coordinate the start of cover with your attorney and lender. Ask what evidence the bank needs and confirm payment and acceptance rather than assuming a quote is active insurance.

Compare like with like

Put two quotes side by side using the same building information and intended use. Compare cover, exclusions, sums insured, deductibles and payment arrangements before comparing the premium. A cheaper annual bill may leave you accepting a different risk.

Ask the insurer to walk through one realistic example: roof damage after a storm, for instance. Which parts of the loss would be assessed, what would you contribute, and what records would you need? The purpose is to understand the process, not to obtain a promise about a future claim.

Prepare before you need the policy

Keep photographs and an inventory of your belongings, copies of the policy and emergency contact details somewhere accessible away from the home. Set aside money for the deductible and necessary work that falls outside insurance. Review the policy again if you renovate or change the property's use.

Does the bank's insurance requirement guarantee enough cover for me?

Do not assume it does. Ask your adviser to consider your building, possessions and household needs as well as the lender's requirements.

Can I rely on the seller's premium?

Use it only as a starting question. Obtain a quote for your own purchase, circumstances and proposed cover before you decide the ongoing cost is comfortable.
